Restructuring and Workouts: Recent Case Studies on Three Resort Properties That Have Been Successfully Restructured
At the peak of the market boom, many investors overpaid and/or over-leveraged resort acquisitions as the underwriting analyses on many of these projects were based on unrealistic assumptions. The US downturn in 2008-2009, exacerbated by the H1/N1 virus scare, greatly impacted demand for these hotels and resort real estate products causing sponsors and lenders to re-negotiate or “reset” the underlying terms of the transaction. In this session we will explore how these interests were successfully re-aligned.

No longer are a “signature” golf course and “world class” spa the only ingredients to success.  These and other “not so obvious” amenities, and the “soft” programming aspects of a project, are more important than ever.
